FINANCE closes a Circuit
City acquisition -
$2,800,000 mortgage
for 28,000 SF Retail
Store in Holbrook,

For
Immediate Release: New York: Winter & Company
has successfully arranged acquisition
financing for a recently built
28,000 SF "Big Box", Circuit
City store in Holbrook, Long Island.
The new owners needed to execute
their purchase of this net-leased
property within the tight time
constraints imposed by a 1031 tax-free
exchange. The 3.3-acre property
is located on a busy commercial
corridor on Sunrise Highway.

Commercial closed the loan with an
insurance company based in the Mid-West.
The fully self-liquidating loan was
arranged with no points to the lender
and a fixed rate of 7.375% for the
remaining 18-year term of the loan
term which coincides with the initial
20-year term of the Circuit City
lease.
Because the Long
Island-based borrowers acquired this
property within the constraints of
a 1031 Tax-Free exchange transaction,
we focused not only on obtaining
extremely favorable terms, but also
on flawless execution, as a failure
to close on time would have resulted
in significant penalties for our
clients. The lender committed to,
and held the interest rate for several
months during a period of considerable
interest rate volatility.
