Winter & Company has closed a $2,000,000 acquisition loan for an 8,645 square-foot mixed-use property comprised of 15 rental-apartment units and one commercial office in the heart of Manhattan's Upper East Side.

Henry Berliss, Executive Vice President of Winter & Company, arranged a floating rate loan for the buyer, who intends to increase the rent roll, and then, utilizing an earn-out, increase the amount of financing on the property. Additionally, the Borrower was able to effectively reduce the acquisition price by $500,000 by selling off a light and air easement, reducing the cash needed to close. The loan closed on December 16, 2005.
