closes a $2,000,000
acquisition loan
for an East Side
mixed-use townhouse |

For
Immediate Release: New York: The Manhattan East
Side townhouse has four stories with
office, commercial space on the first
two floors and a luxury duplex apartment
on the upper two floors. The purchasers
will operate their successful building
services and security business in
the office space and live upstairs.
They had to have a loan ready to
close within 6 weeks of presentation
to lenders due to the requirements
of their contract that had no financing
contingency.
Henry Berliss, Executive Vice President
of Winter & Company Commercial,
arranged the loan with a New York savings bank. The initial segment
of the mortgage is five years,
amortizing on a 15-year schedule.
The Borrowers
chose to start the loan with a floating rate that is less than 5%.
They have the option of converting
to a fixed rate at their discretion,
or
remaining on a floating-rate basis. The loan closed on June 20, 2002.
