loan for an East
Side
Commercial Townhouse |

Commercial has arranged acquisition/renovation/permanent
financing for a vacant, 5-story
commercial townhouse just East
of Park Avenue
in the low sixties. The purchaser
will operate his successful hair
salon business there when he moves
from the space he currently rents
on Madison Avenue.
Gregg Winter, President, and Henry
Berliss, Executive Vice President
of Winter & Company Commercial, arranged the loan with a New York
commercial bank. The loan includes a 5.5% fixed-rate portion with regard
to the acquisition that allows the borrower to lock in most of the
funds at today's current low rates. The remainder, which will be used
to finance
the renovation, will be funded at a low floating rate that will be
fixed when the property receives its Certificate of Occupancy.
The loan term is 20 years with rate resets each five years. The loan
