property, which is located
in rapidly evolving Williamsburgh,
Brooklyn.
Lacking a Certificate
of Occupancy, and hoping for a
variance that would eventually
permit residential development,
this unusual assortment of artists'
live/work lofts and purely commercial
spaces presented quite a few financing
challenges that we were ultimately
able to overcome. With large lofts
comparable to those found across
the river in SoHo and TriBeCa,
many with East River views, this
property has enormous potential
as a possible future residential
conversion. It was crucial for
us to secure the funds needed to
complete the renovation, while
insuring that the interim financing
could be prepaid as needed to allow
future development either on a
rental or a condominium basis.
Surplus funds
will pay for the ongoing residential
conversion and various items related
to obtaining the Certificate of
Occupancy. The floating rate is
currently 5% (1% over Prime), which
can, at the borrower's option,
be converted to a fixed rate within
three years.
