New York: Winter & Company has closed a $2,275,000 first mortgage loan for a 3,800 square-foot mixed-use property comprised of two apartments and a store in the Chelsea neighborhood of New York City.

The owner of the building wanted to refinance his first mortgage to obtain a lower interest rate and recapture equity. Henry Berliss, Executive Vice President, negotiated the new loan to achieve a 10-year fixed rate of only 5.4% with no origination fee for the borrower.  The loan closed on June 29, 2005.
